Proposed Extension to St Peters Conservation Area and the St Peters Conservation Area Appraisal
Overview
The Council, in association with the Caversham and District Residents Association (CADRA) and the Reading Conservation Area Advisory Committee (CAAC), are consulting on a proposed extension to St Peters Conservation Area and the Updated St Peters Conservation Area Appraisal.
CADRA, with assistance from the Reading CAAC, Historic England and Reading Borough Council, has undertaken a review of the existing St Peters Conservation Area Appraisal which was originally prepared and published in 2009. They have carried out surveys and undertaken various studies of the area. They have also updated the history and other analysis in the original appraisal. As a result of that work, which included consultation with the local community, they have prepared an updated St Peters Conservation Area Appraisal. That appraisal recommends that the boundaries of the Conservation be extended.
It is proposed that the existing St Peters Conservation Area be extended by including Caversham Bridge, Bridge Street, and the area around the Church Road, Church Street and Bridge Road Junction. Other minor extensions are proposed in 2 places along Church Road. These changes are proposed because of the special architectural or historic interest of the areas.
Please note that this will have some implications for those owning and occupying land or premises within the conservation area as different rules about planning permission exist for properties within a conservation area and additional tests related to the desirability of new development making a positive contribution to local character and distinctiveness are required in determining planning applications*.
The Updated St Peters Conservation Area Appraisal is also published for comment*.
The consultation formally starts on 11th July 2018 and will close at the end of the day on 14th September 2018.
CADRA will be hosting a stand at the St Peters Garden Fete at Caversham Court, Church Road, Caversham on Saturday 14th July from 1pm where the consultation documentation will be available to view and members will be available to discuss the proposals and the content of the Conservation Area Appraisal.

Why your views matter
The Council is required to consult on the proposed designation of a new conservation area or an extension to an existing conservation area and to consider any comments raised by consultees before formal designation. CADRA, the CAAC and others have put a lot of work into the updated appraisal and this consultation is intended to raise awareness of the work that has been done and to involve the wider community in its formal adoption.
Your comments are sought on the proposed extensions to the boundaries of the conservation area and on the updated appraisal to inform the council on the designation of the extended conservation area and the final updated appraisal.
What happens next
The results of the Consultation will be presented to the Council’s Strategic Environment Planning and Transport Committee on 22nd November 2018, when formal adoption of the proposed designation will be considered.
